I can't make pancakes better than a mix

Been trying to duplicate Bass Pro’s Uncle Bucks pancake mix, but no joy.
You can get it online, shipping isn’t too bad, we have one local, so no issue.
Best tasting pancakes we have had.
It has malted barley flour in it, not Reading More May Cause Envy…
